House additions and second storeys in Auckland
If you love your home but need more room, building up is a smart way to get it. A second storey gives you the extra rooms without moving house.
How it is priced
A realistic estimate
House additions are priced from a realistic estimate, so you know what you are likely to spend. Going up also saves you the cost of a new foundation and main drainage.
Moving on up
It is easy to outgrow a bungalow, especially with a growing or extended family. If you love your home and do not want to move, a second storey is a smart way to get the extra rooms you need.
When you add a second floor, the footprint and the drainage are already in place. We take care of the rest: planning the new structure, the roof, the plumbing if you are adding a bathroom, the staircase, the lot.
Work until it is right
We work hard to build the addition you planned, and we see it through until it is just right. No job is too small or too big.
When the work is done, we can recommend trusted interior designers or point you to your next steps, so you get a start to finish service.
Ways an addition can work for you
A few of the ways we see families use the extra space.
- 01
What is underneath
A house on a sloping section can have a lot of wasted space below it. An addition can turn it into garaging, a granny flat, extra bedrooms and a bathroom, or a home gym.
- 02
Work from home
A home office with its own entrance keeps business visitors separate from your family space.
- 03
Extended family space
Room for several generations under one roof, connected to the home you have. The new space can be made accessible too.
- 04
Capture the view
Going up means more light and more sun, and sometimes a view you never had from the ground.
- 05
Double the space
More bedrooms, more bathrooms and quiet space away from the everyday hum, like a parents’ suite well away from the teenagers.
Questions about house additions
What kind of work do you do?
There is nothing we would not consider. We look seriously at any idea you have and give you our professional opinion on whether it can be done. We talk through your budget and give you an honest estimate of the costs involved.
What happens if something comes up that was not obvious when you first looked at the job?
We tell you straight away, not at the end of the month or later. Phil talks it through with you on site and we price it. Once you accept, the work goes ahead, so there are no hidden charges at the end.
What if we want to make changes during the job?
Not a problem. We talk it through on site, check the change is possible and whether it will hold up the job, and give you a price for it. Once you accept, we go ahead with the change.
Do you handle plans, consents and the Code of Compliance Certificate?
We work closely with designers we can recommend. For the Code of Compliance Certificate, we can help you get it, or we can handle it fully for you. Just tell us at the first site visit how you would like that part organised.
How long does a job like mine usually take?
It depends a lot on the size of your project. General maintenance work can take anywhere from a couple of days to a couple of weeks. Renovations and full additions vary with size too, but you could be looking at 10 to 20 weeks. Phil can give you a better idea when we first talk it through.
